How long will it take?
LLJ will ensure you are supported through the process to enable as quick a transaction as possible. Currently, an average timescale is 4 to 5 weeks from your acceptance of an offer and signing the sales contract to your property being transferred into the new buyers name. This is assuming that both parties have mortgages and includes the time it will take for your agent to support you with the government requirements.
If one or both parties does not have finance providers to deal with, the process can be
considerably shorter. Your LLJ advisor will be able to advise you more after you accept
an offer on your property.
How will LLJ value my property for sale?
Your property will be valued by using a number of factors:
- How quickly do you need to sell? Do you need to incentivise your property to
achieve a quick sale? - Market comparables – what else is on the market in competition with your property? Has your property been improved through renovations?
- Are there any external influences in the area which may affect your valuation? For example, is there a new development about to launch in your area? Are there improvements to the area planned?
- The general financial outlook, both locally and globally.
Marketing price versus accepted price
It is fairly common for there to be an element of negotiation between the asking price
and the price you accept. This will be discussed with you prior to marketing your
property.
